Selling with permit, use or approval questions.

Missing records, open violations or uncertainty about a property’s use can complicate a sale. You can begin a conversation before every municipal question has been answered.

Review the property and its records

Share the property’s use, work you know was done and any notices or records you have received. Andrew can investigate what a purchase would involve and coordinate the work agreed for that purchase. The relevant municipality determines its requirements and approvals.

Distinguish existing uses from future plans

Documenting an existing building is different from obtaining a subdivision or construction approval. A proposal should identify which questions need review, the work each party would handle and what remains conditional.

Questions about permits and approvals

Should I obtain every missing record before calling?

No. Begin with the records you have and a description of what is missing. Further requests can follow once the questions are clearer.

What if I have received a violation notice?

Share the notice and any stated dates. Its requirements need review; a potential sale does not itself resolve the notice.

Can you guarantee a permit, variance or subdivision?

No. Applications and approvals depend on the property, the proposed work and the relevant municipal process.

Will you take responsibility for approval work?

Any work Lewis Equity Group agrees to undertake must be identified in the proposal and purchase agreement, along with the conditions and your remaining responsibilities.

Overhill Rd: existing-use records and land approvals

Andrew obtained a Certificate of Existing Use for 29 Overhill Rd, then renovated and resold the house. For the vacant Overhill parcel, he completed a minor subdivision, obtained lot-area and setback variances, secured the entitlements and sold the land.
