Discuss Your Property

Start with the property’s location and type, its current use, occupancy and condition, and the timing you have in mind. Share anything else you would like us to understand about your plans. If you received a letter or call, Andrew can explain what prompted our interest.

Review the Details

Andrew reviews the available property information and follows up on details that need attention. This may involve checking property records and arranging a visit with you. He lets you know what would be helpful and why. We encourage you to ask questions so you understand the process and feel confident in the next steps.

Discuss the Terms

Andrew explains the proposed price, timing, and other terms. You can talk through questions or changes and consider how the purchase fits your plans. Your attorney can review the terms with you before you enter into a contract.

Work Toward Closing

Once terms are agreed, the attorneys prepare and review the contract. Andrew coordinates the property review, title work, and other purchase requirements with the professionals involved, keeping you informed as the sale moves toward closing.

Your Representation

Working with Your Own Attorney

You engage your own attorney to represent you in the sale. Your attorney reviews the contract, answers your legal questions, and advises you before you sign.

Andrew answers questions about the purchase and helps keep the next steps clear. Your attorney provides independent advice and looks after your interests throughout the transaction.

Does Contacting You Commit Me to Selling?

No. A call or email starts a conversation. You can learn about our interest and ask questions before deciding whether to pursue a sale. Any purchase requires agreement on terms and the applicable written agreements.

Does My Property Need to Be Listed?

No. We purchase directly from owners, including properties that are not listed for sale.

Can We Discuss an Inherited Property?

Yes. Owners and heirs can start by sharing what they know about the property and the decisions ahead. Your attorney can advise on ownership, authority to sell, and any estate matters that affect the transaction. Learn more about selling an inherited property.

What Should I Have Ready for the First Conversation?

The property address, its general condition and current use, and your preferred timing are helpful. You do not need a complete set of documents to start. Andrew can let you know what additional information would be helpful.

Will I Have My Own Attorney?

Yes. You engage your own attorney for legal advice and representation. We coordinate with you and your attorney as the purchase moves forward.

How Does a Direct Purchase Differ from Brokerage Representation?

In a direct purchase, Lewis Equity Group acts as the prospective buyer and invests its own capital. Lewis Realty Group is our affiliated, separately licensed New York real estate brokerage. It represents buyers and sellers and advises on acquisitions, dispositions, market analysis, and leasing. Brokerage representation requires a separate engagement.
